Sellers/Landlords Still Holding Serve!

Any tennis fans out there?  Well the sellers/landlords are playing a lot like Serena and not giving any ground to the buyers/tenants. See some interesting stats below about the current state of the real estate market.

There are currently 12,739 single family homes in Maricopa County currently on the MLS for sale.  Over the past 30 days we’ve had 4,633 homes sell in Maricopa County, which gives us roughly a 2.75 months of supply.  This is still very much a sellers market.

On the rental side of things, there are 1,781 unfurnished single family dwellings for rent in Maricopa County.  Over the past 30 days 1,134 leases have been signed.  This is a little over a 1 1/2 month supply.

My take on these stats is fairly simple, sellers & landlords continue to dominate the market at this point.  If you’re a buyer/tenant be prepared for sellers and landlords to push the limit on pricing and possibly hold firm on their price since supply is so scarce.  Until we can get some more inventory on the market I foresee the sellers to dominate.  Game-Set-Match!untitled
